I had 90% germination rate on some Ariocarpus japanese cultivar seed's Tina gave me. Suddenly last week they all dried up and vanished into the potting mix..... Fatalities all around for me.

If you are ever in an IKEA they do some good general purpose pumice (it is not actually called that).

Aeonium's seem to be your current favourite Stuart, thanks for brining them along to Dartford
Another trick they use in Singapore to propogate haworthia's and aeonium's is to use dental floss and cut it like Stuart described.

drill thru the wooden decking then take cable up, you should use armoured cable. My plan was it will be armoured cabling till outside the greenhouse and I was thinking of putting an outdoor wall plug on there vertically on the wall behind the greenhouse. Thanks to everyone who shared their valuable inputs. I decided to drill the greenhouse onto the deck and get it going this way for a few years; I will monitor it closely for rot.
